How does limewash brick in Houston work?


Limewash brick in Houston is a finish made from slaked lime, water and mineral pigment, brushed onto bare, porous brick, where it soaks in and cures into the surface. The result is a softer, lighter brick color with the texture of each brick still showing.

Testing the brick
Will it soak the limewash in?
Limewash only works on brick that can absorb it. A splash of water shows you: porous brick darkens and drinks it in, while sealed or painted brick lets it bead up. A test patch somewhere out of sight shows the color on your own brick.
Cleaning
Dirt, mildew and salt bloom off first.
Limewash bonds into the face of the brick, so it has to be able to reach it. Dirt, mildew and efflorescence, the white salt bloom that shows up on masonry, all come off before the finish goes on. In Houston humidity the shaded walls tend to carry the most mildew.

Limewash softens the look of a wall, and it does nothing to hide a cracked mortar joint or a spalled brick. Those are best repaired before the finish goes on, so the repair takes the limewash along with the rest of the wall.

Brushing on the limewash

The brick is dampened so the wash doesn't dry too fast, then the limewash is brushed on with a wide masonry brush. It usually goes on in multiple coats, and the first one can look streaky and see-through until it dries.
Washing back
For a more worn, old world look.
While it's still fresh, limewash can be wiped or sprayed back in places to let more of the brick show. How far to take it is down to taste, and a sample board will help you choose before the whole house is done.
Limewash, German smear, whitewash or paint?
All four change the brick color of a house. Where they differ is how much brick still shows, how they age and how easily they can be undone.
- Limewash: soaks in, soft and chalky, and the brick still shows
- German smear: mortar smeared on and scraped back, brick between rough patches
- Whitewash: thinned paint or a lime mix, brushed on and wiped back
- Painted brick: one solid color, and the brick is hidden for good

Limewash
Slaked lime, water and pigment. It soaks in, stays breathable and wears back gradually, leaving soft, chalky color that ages. Used on interior and exterior brick, with color options from white to warm neutrals.
German smear
Wet mortar smeared over the brick and partly scraped away, leaving rough patches of white with brick showing between them. It's thicker and more textured than limewash, and far harder to undo.
Whitewash
Usually thinned paint, or a lime mix, brushed on and wiped back. The word gets used loosely, so it's worth asking exactly what product is going on the wall, and what it will do to the brick over time.
Painted brick
Brick painting with a masonry paint covers the brick in one solid color and offers the widest choice of paint colors. It hides the brick for good, and the brick exterior becomes a surface to repaint.

The main downsides of limewash are that it wears away gradually and needs reapplying in time, it only bonds to bare, porous masonry, and its color range is narrower than paint's. It also looks streaky while it's wet, and the final shade isn't clear until it has dried.
