What a stucco painting proposal can include.

Surface preparation takes up most of the hours on stucco. The proposal for your house lists which of these apply, and the price is fixed for that scope.

Cleaning

Matched to the condition of the wall.

Stucco holds dirt, chalked paint and mildew in its texture, and a coating bonds to whatever it touches first. How the walls get cleaned depends on the shape they're in. Most repaints involve pressure washing or another cleaning method that suits the surface, and a crumbling patch gets a gentler hand.

Crack and patch repair

The minor repairs, made before paint.

Hairline cracks, chipped corners and small holes around light fixtures and hose bibs are filled, then textured to blend with the wall around them. These are the minor repairs that come with stucco painting, and they're written into the proposal.

Joints around windows and doors

Where water finds its way in.

The joint where stucco meets a window frame, a door or a trim board is the usual point of moisture entry behind a wall. Failed caulk around windows, doors and anything else that passes through the stucco is cut out and replaced before the coating goes on.

Fresh patching material and bare stucco soak up paint at a different rate from the old finish. A wall that's been patched may need a masonry primer over the repairs first, so a patched area doesn't show through the finish as a dull spot.

  • Fine cracks, and wider ones

    Hairline cracks are normal in stucco as a house settles and the wall heats and cools. A wide crack, a stair-step crack, or a stucco crack that keeps returning after it's been filled is a stucco repair question before it's a paint question, and it gets a closer look first.

  • Soft spots and stains

    A wall that gives when you press it, bulges, or carries dark streaks under a window can mean moisture damage behind the stucco. Paint won't fix that. Ray marks it inspection required instead of guessing at a price for it.

  • The walls that take the sun

    In Houston, Ray pays close attention to the sun-exposed elevations, along with fascia and soffit, trim and anywhere moisture has been getting in. Which walls are the most weathered gets settled at the inspection, one house at a time.

  • Stucco or EIFS

    Traditional stucco is a cement plaster. EIFS, or synthetic stucco, is foam board under a thin finish coat, used on residential and commercial properties around Houston. The two take different repairs, so know which one you have.

Step by step

The order a stucco job runs in.

Repairs come before primer, and primer before the coating, so nothing gets sealed in under the finish.

    By whatever method the condition of the surface calls for, so the coating has something sound to bond to.

  3. Cracks and joints are repaired

    Cracks are filled and textured, and failed caulk around windows and doors is replaced. Anything found outside the agreed scope is handled as a change order.

  4. The repairs are primed

    Patches and bare stucco are sealed with a masonry primer wherever the wall needs one.

  5. Coated, then walked
